Summary
A detailed planning consent has been granted for a detached two bedroom single storey bungalow of approximately 800sq.ft. The plans also allow for on-site parking for two cars, a turning area and garden. The plot is in an elevated position in a good residential location.

The Site
The site is approximately 273sq.m (2938sq.ft) with a slight slope from back to front. The planning consent requires the removal of a small garage and the construction of a car-port for the existing dwelling. (We understand that the owner would be content with just parking spaces but as it is in the planning consent this may need consideration).A 12 metre (approximately) retaining wall will also need to be built. Public sewer consent will be required to build over (or divert) from Wessex Water. We have included these estimated costs in our appraisal if all costs have to be met.

The Area
The plot is in a favoured residential location at the foot of Bleadon Hill to the south of the town. The village of Bleadon has an eighteenth century pub, restaurant, village hall, church and post office. A short journey to Weston Super Mare, which has a population of 72,000 people, opens up all other amenities and facilities. The town has all the major supermarkets including Waitrose and Sainsburys as well the excellent Sovereign Shopping Centre. All major sports clubs are represented in the town and private Sports Clubs such as Virgin Active are also located here. The town has good motorway connections and a main-line railway to London Paddington. The town is about 20 miles from Bristol City Centre and is popular with commuters. It has good primary and secondary schooling whilst being within easy reach of independent schools such as Q.E.H. and Badminton School in Bristol as well as Sidcot School in Winscombe and Taunton School to the south.
Services
The site has access to all main services including gas. We would advise potential purchasers to make their own enquires to clarify this prior to purchase.
