Summary
A detailed planning consent for a large 5 bedroom detached house of approximately 3000sq.ft with integral double garage. The plans indicate that the ground floor has an extensive living and dining area as well as a study and an entrance hall with a feature oak staircase, whilst there are 5 double bedrooms on the first floor, two en-suites and a family bathroom. The plot is in a desirable village and is one of two new dwellings to be built in this location, being the plot to the front of the site, plot 02.

The Site
The plot is level and is approximately one third of an acre with its own access. The minimal amount of site clearance will be undertaken by the current owner. The Schedule of Building Regulations has already been prepared.

The Area
The village is in the Parish of Buckland Monachorum, one of five villages in the Parish that are either within The National Park or in the Tamar Valley Area of Outstanding Natural Beauty. The unusual name of the village originates from ‘crop of stones’, altered in the Devonshire dialect to the present name. The village land was once part of the Buckland Abbey Estate until 1546. Buckland Abbey is now owned by the National Trust. The village has a shop and post office as well as a nursery school. There are primary schools in the larger village of Yelverton, one mile from Crapstone. Secondary education is provided at Tavistock College and independent education is available at Kelly College and Chelfham Senior School, all within 4 to 5 miles of the village. The town of Tavistock with its shops, supermarket, leisure centre and theatre is 5 miles from Crapstone, whilst the City of Plymouth is 9 miles away.

The site has access to all main services including gas. We would advise potential purchaser’s to make their own enquiries with regard to services prior to exchange of contracts.
