Summary
A detailed planning consent has been granted for a detached dormer bungalow of approximately 1300sq ft. The plans indicate two bedrooms but the bungalow is clearly large enough for three bedrooms. The plot will have a rear garden and room for two off-road parking spaces to the front of the property. The plot is in a quiet and elevated residential location, a short walk to Worle High Street with its many shops, supermarket and Mendip Green primary school.

The Site
The plot is approximately 2411sq ft and is level and clear. The foundations are already in place on site and building regulations are up to date. A cost for Housing Warranty Insurance in included in our appraisal. The plot has a fence to the rear already in place to demarcate the plot. The plot will have its own vehicle access.
The Area
The plot is in the village of Worle, now largely absorbed by Weston-Super –Mare. Worle has a history dating back before Weston, St. Martins Church, dating back to 1125 AD, an example of its past. Today Worle has numerous shops and supermarkets, such as Sainsburys and Argos, as well as a very good high street with banks, bakers, post office, cafes and numerous other shops. Worle has two secondary schools and ten primary schools, including Mead Vale which regularly features in the top 10% of SATS results nationally. Weston Super Mare has a population of 72,000 people that grew out of the Victorian’s liking for seaside holidays and this tourist trade is still a mainstay of the town. The town has all the major supermarkets including Waitrose as well as the excellent Sovereign Shopping Centre. All major sports clubs are represented in the town and private Sports Clubs such as Esporta are also located here. The town has good motorway connections and a main-line railway to London Paddington. Weston is about 20 miles from Bristol City Centre and is popular with commuters. It has good primary and secondary schooling whilst being within easy reach of independent schools such as Q.E.H. and Badminton School in Bristol as well as Sidcot School in Winscombe and Taunton School to the south..
