A detailed planning consent has been granted for a large detached three bedroom house with integral garage. The plans indicate a two storey house and garage of approximately 1400sq.ft. For the purposes of our appraisal we have assumed a much more modest 1000sq.ft 3-bedroom house which would be more economical to build and would be appropriate in the area. The plans allow for a front and rear garden, the rear garden being quite long behind the dwelling. The plot is about 2.5 miles west of Cheltenham Town Centre which can be reached by car in around 7 minutes.

The Site
This is level and clear site and is approximately 336sq.m. The new house will have its own access. The plot extends to around 42m in length from front to back. There is a bus-stop near the new entrance which will need re-siting for a fairly small sum which is included in our appraisal.
The Area
The plot sits 2.5 miles west of Cheltenham town centre. It is about 1.3 miles from the railway station and 2 primary schools and 2 secondary schools are within half a mile. Pate’s Grammar School being rated as ‘Outstanding’ by Ofsted. Cheltenham is a Spa town and the most complete Regency town in England. It has a rich and interesting history. This can be seen in the remains of the thirteenth century Cistercian Hailes Abbey ruins, or in Sudeley Castle. Cheltenham is home to many music and literature festivals, has an Art Gallery and Museum as well as three theatres. Cheltenham has renowned independent schools such as Cheltenham Ladies College as well as being home to the University of Gloucestershire. The town has a population that exceeds 100,000 people, served by the Regent Arcade Shopping Centre as well as supermarkets such as Waitrose and Sainsbury.
