Summary
Detailed planning consent has been applied for to erect two three bed homes of approximately 134sq.m and 160sq.m with gardens and off street parking. Given that the planning application has not yet been passed, the seller is expecting offers to be made subject to planning.

The plans for both plots indicate a spacious, open plan kitchen dining room, large living room, utility room, cloakroom and atrium to the ground floor. Stairs lead to the first floor which has three bedrooms and two bathrooms, one of which is ensuite.

The houses have been designed to be in keeping with and sensitive to the existing village location. Facing materials will be orange-red brickwork, chalk-coloured rough texture render), Natural Grey Slate, Plain clay tiles and flush-casement windows. Details will include simple corbels to chimneys, brick plinths, arches over windows, wooden bargeboards and stone sills.

The Site

The Area
The Area

Wanborough is a large village situated on the edge of the North Wessex Downs Area of Outstanding Natural Beauty approximately 3.5 miles southeast of Swindon with amenities such as a primary school and several public houses. Local bus routes run to and from Swindon, Hungerford and Marlborough. Burycroft itself is a semi-rural area on the edge of Wanborough comprising mainly of detached houses on good sized plots. Wanborough is a 5-minute drive from the M4 and a 15minute drive from Swindon Railway Station.

Swindon is a large town with excellent employment mainly in technology sectors. It has main line train and motorway links to London and Bristol. Swindon has numerous primary and secondary schools, both state funded and private within a comfortable commute of Wanborough. Two of the largest supermarkets in Swindon are within a 10-minute drive of the plot.

The plot has had detailed planning consent applied for from Swindon Borough Council. Reference available on request for registered buyers.

CIL contribution has not been decided but the charging schedule would imply that a contribution of £16,170 will be due.
Services
The site has access to all mains services.

Foul drainage is to the mains sewer in the field to the rear of the plot. Mains gas, electricity and water are on the road.
Viewing
The site can be viewed from the road but there is no access to the site without an appointment made through The Landbank Partnership.
