The Area
The village lies in the beautiful Wylye Valley, some 7 miles from Warminster and 14 miles from Salisbury. It also lies some 25 miles south-east of the City of Bath. The village has a shop, post office, doctor’s, village hall, two Grade 11 Listed 13th century churches, a local theatre, antique shop, hair salon, artisan markets and tennis courts and park. There is a pre-school and primary school, rated as Good by Ofsted. Kingsdown School is also rated as Good by Ofsted, Sutton Veny school is rated as Outstanding. Independent education is offered at Bishopstrow College and Warminster School. There is a coach service to London at a nearby stop on the A36. Warminster is close to Longleat and Center Parcs. It is on the edge of Cranborne Chase and the West Wiltshire Downs Area of Outstanding Natural Beauty. It has a population of around 17,000 residents and is near to the Somerset border. The town has many amenities including a shopping centre with both national and independent retailers, numerous pubs, cafes and restaurants, three supermarkets including Waitrose and Morrisons, a library, museum, theatre and cinema. The railway station in the town provides a service to Salisbury and thereon a direct line to London Waterloo. London Paddington requires a change at Westbury. The town has a sports centre, tennis courts and many sports clubs including, cricket, hockey, football, rugby and swimming, as well as a golf club. Notable attractions include Shearwater Lake, popular for sailing, the park and lake and Small Brook Meadows Nature Reserve.

The site has access to all main services but will require a cess pitt under the proposed garage. There is main drainage available by negotiation. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
