Summary
A detailed planning consent has been granted for a large detached four- bedroom contemporary house with far-reaching views over open-countryside and towards Widemouth Bay. The new house will have a gross internal area of approximately 3200sq.ft. The ground floor will have a kitchen, dining and living area, WC, cloakroom, utility and larder. There will also be two bedrooms, two En-suites and two dressing rooms on this floor. The first floor will have a further two bedrooms and two En-suites, airing cupboard and a lounge with balcony to enjoy the views. The house will have white painted render walls with timber cladding, a natural slate roof and coated aluminium windows and doors. The Site
The new house will come with approximately quarter of an acre, less than the site plan, but there are further acres of land available by separate negotiation if required, with more land owned to the south-east and south-west of the plot. Views from the plot to Lundy and Widemouth Bay are to the west and north-west of the plot. There is an existing access into the plot from the road, which will need to be extended onto the plot. In addition to screen hedge planting, a timber fence runs to the south and west of the plot.
The Area
The hamlet in which the plot sits is some 4 miles south of Bude and about one mile from the coast. The hamlet has a medieval church and Grade 1 Listed church house, now used as a meeting place for community activities. There are three beaches nearby, including Widemouth Bay, which has a long, wide sandy beach and there is also a local cinema. Bude, Cornwall’s most northern town. is a coastal resort with a stunning coastline, which includes Sandymouth Beach, owned by the National Trust with spectacular cliffs and rock formations as well as a sandy beach. Bude Sea Pool, which sits under the cliffs at Summerleaze Downs, is an unrestricted and free Lido first opened in the 1930’s. Bude is also popular with surfers. Sporting amenities include a golf club, cricket, rugby and football clubs. Aside from tourism, GCHQ Bude is a major employer. The nearest railway station is at Gunnislake, which runs a regular service to London Paddington. There is also a rail-link coach that runs from Bude to Exeter St. Davids. The town centre has many independent shops, art galleries, antique shops, vintage fashion and surfing outlets as well as bars, cafes and restaurants. National retailers such as Saltrock and Fat Face are also in the town. Local supermarkets include Sainsburys and Morrisons. Secondary education is provided at Budehaven Community School, rated as Good by Ofsted. There are various local primary schools and independent education is offered at St. Petroc’s school in Bude and at Shebbear College in Beaworthy.

The plot has access to electricity, water and telephone/ broadband services. The plot will need a package treatment plant or cess pit for foul drainage. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
Viewing
The plot can be viewed by appointment through The Land Bank Partnership, if you want to meet and discuss with the owner. You can also view the plot on an ‘open-viewing’ basis in restricted weekday hours 10 a.m. to 4 p.m. It would be helpful to be advised of the time and date of your intended visit so that the owner is aware.
