Summary
A detailed planning consent has been granted for a 3-bedroom end of terrace house at the head of a quiet cul-de-sac with a rear garden and two on-site parking spaces. The new house will match the existing houses with brick soldier coursing and roof and windows to mirror neighbouring properties. The new house will have a gross internal area of approximately 980sq.ft., with a kitchen, dining area, lounge and WC on the ground floor. The first floor will have three bedrooms and a family bathroom.
The Site
The plot is level and is approximately 2150sq.ft., to allow for a rear garden and on-site parking for two cars to the front of the plot. The rear garden will have a depth of almost 10 metres. There is an existing dropped kerb leading onto the plot. Two sheds and some hedging will need to be removed to accommodate the new house.
The Area
Hemel Hempstead is some 24 miles north-west of London. It has a population of around 95,000 people and has all amenities. To the north and west of the town lie green fields and woodland, being part of the Chiltern Hills. There is also the 37- acre Long Deans Nature Reserve to enjoy, next to Bunkers Park. The town is linked to the M1 to the east and the M25 to the south. Hemel Hempstead railway station runs a service to London Euston, a journey of 23 minutes. Local schools include Woodfield, rated as Outstanding by Ofsted and the local primary school which is rated as Good. Independent education is offered at Abbot’s Hill school and Lockers Park school. An indoor shopping centre as well as the major supermarkets such as Sainsburys are in the town. A leisure centre, an indoor tennis centre, an athletics track and numerous sports clubs including cricket, football, rugby, basketball and baseball are also available. There are also two 18- hole golf clubs in the area. Major employers with a presence in the town include Amazon, Asos, British Telecom, Du Pont and Bourne Leisure, as well as many others.
Services
The plot has access to all main services including gas. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
Viewing
The plot can be viewed only by appointment through The Land Bank Partnership. The owner prefers Thursday as the most convenient day.
