Summary
A Detailed Planning Consent has been granted for two large detached modern houses in a desirable and private location on the edge of the town. The plans indicate each house will have a gross internal area of around 3000sq.ft. on two storeys. The ground floor will have an integral garage, utility room, entrance hall, WC, pantry, lounge, kitchen and dining room. The first floor will have five bedrooms, two En-suites, one bathroom, one dressing room and sun tunnels within the roof. The materials will include rendered walls and composite horizontal cladding under a natural slate roof. A PVC facia and PVC powder coated aluminium windows, PVC rainwater goods and a composite garage door. The houses will sit centrally within large plots with countryside views.
The Site
The plot is approximately 1842sq.m., so each plot will be approximately 921sq.m. each, or under a quarter of an acre for each house. There is currently a swimming pool on site that will need to be filled in or removed. To the south of the site there is an existing access onto the public highway. From this an internal access driveway serving both dwellings would need to be constructed which would run along the eastern boundary of the site. There would be a passing area on this new track. The existing access would also need altering to provide greater visibility onto the main road.
The Area
Penryn is some 8 miles south of Truro and 5 miles north-west of Falmouth. The town itself has a population of around 7000 people. As the town has many Tudor, Jacobean and Georgian buildings, it is a conservation area. There is a local museum in the town hall. It is also a modern town with many independent shops and supermarkets and the Penryn Campus is the hub of the combined Universities in Cornwall, housing departments of both Falmouth and Exeter Universities. The town has both primary and secondary schools, with Penryn College being rated as Good by Ofsted. Sporting amenities include rugby, football and athletics clubs as well as the Via Ferata outdoor activity centre, providing rock climbing and water-sports activities amongst others. Enys Gardens is a tranquil retreat and the Academy of Music and Theatre Arts provides local cultural entertainment. The town also has a local railway station. Nearby, Falmouth is a much bigger town with a large port frequented by cruise ships. It has five main beaches and is a popular tourist destination. It is also home to the 16th century Pendennis Castle and the National Maritime Museum. Falmouth has a good choice of shops including Joules, M & S, Henri Lloyd and Saltrock. It has its own radio station as well as a theatre and art gallery. The railway station provides a service to London Paddington. The City of Truro is some 8 miles north of Penryn., on the mainline to London Paddington. Newquay Airport is 12 miles to the north of Truro, providing regular flights to Gatwick and other destinations both domestic and international. The City of Truro has fine Georgian Architecture and a wide variety of shops, bars, clubs and restaurants, including the major supermarkets such as Waitrose and Sainsbury’s. Independent education is also available at Truro School and Truro High School for Girls.
