A detailed planning consent has been granted for two detached houses in a desirable village location with gardens and on-site parking for two vehicles per plot. The houses are in a quiet location away from the road, with views over open fields to the rear. Plot 1 is the smaller of the two houses with a gia of around 1025sq.ft, a 3-bedroom detached house plus a study on two floors. Plot 2 is the larger house, with a gia of approximately 1470sq.ft, with 4 bedrooms, a balcony, two En-suites and a bathroom on the 1st floor. The houses will be constructed with block walls and rendered elevations to the front and rear with some timber cladding. The roofs will be of modern double roman tiles with a composite door and grey coloured windows.
The Site
The plot is level and is set in mature gardens. The plot is approximately 490sq.m. There is work to do on the site to enable these houses to be built. The side of the existing house needs to be removed to allow for the vehicle access to the rear of the site. There is an existing gated access from the road in the ownership of the landowner, but this has not been considered suitable previously for a vehicle access onto the site. Further enquiries could perhaps be made about this. An existing workshop needs to be removed. This does not need to be rebuilt, but if it is, it will serve plot 2. There are some overhead power cables across the plot. We are advised by the landowner that if trenches are dug out, Western Power will bury these cables at no additional cost. A written scheme of investigation is required in case there are archaeological deposits on site.
The Area
The village is a desirable residential location, The highest point of the village affords views to the Mendip Hills, the Quantocks, Glastonbury Tor and Cheddar Gorge. The village has an excellent local pub, hotel, post office, tennis club, a primary school rated as Good by Ofsted and a village hall. There is also a local church dating back to the 12th century. There are numerous countryside walks around the village. The town of Weston Super Mare is some 9 miles from the village. This has a population of 72,000 people and has all the amenities and facilities of a large town. The town has many major supermarkets including Waitrose and Sainsburys as well as the Sovereign Shopping Centre. All manner of sports clubs are represented in the town. Weston has good motorway connections and is on the main-line railway to London Paddington. The town is about 20 miles from Bristol City Centre and is popular with commuters. Independent education is offered at numerous independent schools in Bristol or Taunton, or at Sidcot School in Winscombe.
The plot has access to all main services including gas. We would advise interested parties to make their own enquires to clarify this prior to purchase.
