Summary
A detailed planning consent has been granted for a detached two-storey three-bedroom house with a gross internal area of approximately 1220sq.ft.. The house will have a garden that extends to the south-west of the property whilst also surrounding the new house. The house will also have two on-site parking spaces to the north of the house and countryside views to the east. The ground floor will have a hall, cloakroom/WC, storage, kitchen, dining area and lounge. The first floor will have a landing, further storage space, three bedrooms, one En-suite and one family bathroom. Brick walls will sit under a composite pitched slate roof with gable ends and UPVC windows. Glazed doors in the south facing side elevation will lead to the garden. The plot sits on the edge of the town in a reasonably quiet residential location with easy access to the link road and within walking distance of the Willows Shopping Centre.
The Site
The plot is approximately 365sq.m. which includes the garden area of around 257sq.m., the driveway of 38sq.m. and the house footprint. The plot has been cleared. The plot is relatively level where the new house will sit. There is a raised tier bank to a timber panel fence which runs along the western boundary of the plot. The garden extends to the south-west of the new house. An existing Devon bank style boundary is to be retained. A new vehicle access will be created to the north of the plot for tandem parking. The road from which the new access will be created has a 30m.p.h. limit with traffic calming measures. An ecological assessment and FRA have been completed.
The Area
The plot sits on the edge of town in a quieter location. Torquay is set along 22 miles of coastline and has an international marina and is a centre for sailing and surfing. National and international yacht racing is overseen by the Royal Torbay Yacht Club. The town has a busy harbour, cafes, restaurants and bars and indoor shopping centres. There are regular ferry services to Paignton, Brixham and Dartmouth. Other sporting amenities include a golf club and lawn tennis club as well as rugby, cricket and football clubs. Local attractions include the underground caves at Kents Cavern and the 12th century Torre Abbey, set in 18 acres of grounds with an important collection of 600 works of art as well as tea-rooms. The town also has a theatre, cinema, the Bygones Museum and Babbacombe model village. Local schools include Kingskerswell Primary School, Barton Hill Academy and Torquay Academy, all rated as Good by Ofsted. Independent education is offered at Abbey School and Sands School amongst others. Torquay railway station offers both local services and a service to London Paddington as well as to other major cities such as Birmingham, Manchester and Leeds.
Services
The plot has access to all main services including gas. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.

The plot can be viewed only by prior appointment with The Land Bank Partnership as the gate onto the plot is permanently locked.
