Summary

A detailed planning consent has been granted for a large contemporary modern dwelling, set in approximately one quarter of an acre of land with a garage and garden and within a desirable village location, south of Newton Abbot. The house has a gross internal area of approximately 2700sq.ft., to include a basement and garage plus a balcony. The Site
The plot is approximately a quarter of an acre. The plot is mainly level beyond the shared access. The house will be served by a new driveway from the existing vehicle access. A construction management plan has been agreed as has a written scheme of archaeological investigation as required in the planning decision notice. An ecological survey, highways/access technical report and F.R.A. have also all been completed. Plot 1 is to the right of the initial shared access and to the right of the existing stone wall that separates the two plots.
The Area
The village has a population in excess of 5000 people and has many local amenities including local shops, a convenience store, health centre and chemist. Nearby is the local nature reserve at Kingsteignton, the Kerswell Downs woodland and Dartmoor National Park. The village primary school is rated as Good by Ofsted,as is the secondary school Torquay Academy. Torquay Girl’s Grammar School is rated as Outstanding by Ofsted. Independent education is offered at Stover School amongst others. The South Devon link road leads to Exeter and the motorway network, whilst there is a mainline rail service to London Paddington from Newton Abbot railway station. This large market town is to the north of the village, with a population of 23,000. It is renowned for its racecourse but also has rugby, football and cricket clubs withing the town. As well as national and local shops, markets are still held on various days throughout the week and weekends. Major Supermarkets here include Sainsburys and Tesco.
