Summary
An outline planning consent has been granted for a single building plot in a desirable semi-rural village location, some 6 miles north of Basingstoke. The indications are that a planning consent will be granted. The indicative plans show a large two storey traditional house with a pitched roof. There is further living space in a timber clad extension, with a double integral garage with rooms over and dormer windows. The new house is intended to blend in with the rural surroundings. The Design and Access statement indicates that a detached house with a gross internal area of some 3600sq.ft. is feasible here. We have assumed a 3000sq.ft. house in our appraisal. This could easily provide four or five- bedroom accommodation. The outline consent is set to determine the access. The scale, appearance, layout and landscaping are reserved matters. The house will have a patio and garden to the rear with views over a paddock. Plot 2 is one of two plots and sits to the south of the site. The adjacent ‘farm’ is a small holding with mainly sheep grazing.
The Site
The plot is level and clear. The plot is approximately 0.7 acres bordered by hedgerows and trees. An existing shared vehicle access point will feed into a private access drive and turning area for the new house.
Directions
The village has a population of around 2500 people and is a sought-after location The village has a pub, post office, shop and parish church. All primary and secondary schools in the area are rated as Good by Ofsted. Independent education is offered at Daneshill School in Basingstoke, amongst others. Tadley lies some 3 miles east of the village. A small town surrounded by countryside with shops, restaurants, pubs, a library, swimming pool and golf club. Basingstoke has a population of around 113,000 people and has The Malls shopping centre and Waitrose. It is close to Junctions 6 and 7 of the M3 and the railway station is on the south western mainline, running a direct service to London Waterloo. Basingstoke is some 50 miles south-west of London.
Services
The plot has access to electricity, water and broadband. A package treatment plant is required as there is no mains drainage. We would advise interested parties to make their own enquires with regards to services prior to purchase.
Viewing
The plot can be viewed by appointment through The Land Bank Partnership. The gate is locked and we will need advance warning to ensure the gate is unlocked. If you are content to look over the gate, and not to walk on the plot, this can be on an ‘open-viewing’ basis during daylight hours.
