Summary
Outline planning consent has been granted for the erection of six dwellings and a vehicle access, in a desirable village location some 8 miles south-west of Bruton and some 8 miles north of Yeovil. The illustrative plans indicate six detached dwellings with gardens in a sizeable plot, over an acre of land, with double garages. There is additional parking for the 4 dwellings as well as parking for the other two detached dwellings. The scale, appearance, layout and landscaping of the site are reserved matters. The planning application indicates 4 + bedrooms per dwelling but this is a reserved matter. The plot is a level garden / paddock and is bounded by mature trees and hedgerow. It is an attractive plot in a good location. The dwellings will share an improved vehicle access point and are shown in a linear form of 4, with 2 dwellings to the rear. The plot neighbours an 18th century 20acre woodland which has SSSI status. A footpath link for this wood is provided for within the plans.
The Site
The plot is level and laid to grass. The plot is approximately 1 acre + 550sq.m. The vehicle access will be a simple private access in from the main road. A footpath across the road frontage will be widened to 1.8m. The vehicle access will have a minimum width of 5m and a radii of not less than 10m. This access will be located centrally on the western boundary.
The Area
The village has a population of around 600 people with a 15th century Inn, a 14th century Grade 11 Listed church as well as a cricket club, village hall and playing field. It has good transport links being near to the A303 Exeter to London Road and the A359 Frome to Yeovil road. Castle Cary railway station provides a mainline route to London Paddington. The local primary and secondary schools are rated as Good by Ofsted and independent education is offered at Hazelgrove Preparatory School. Sherborne is just over the County border in Dorset, with numerous shops, cafes and restaurants, including Waitrose and Sainsburys. Bruton has recently grown in popularity with London buyers, George Osborne amongst others. It has the Hauser and Wirth Art Gallery, a Michelin Star chef, the Restaurant at the Chapel, a state boarding school and two private secondary schools. It has attracted people from the media, film and art worlds. Yeovil is one of Somerset’s largest towns with a population of around 45,000 people. It has a large town centre including the Quedam Shopping Centre with high street chains and independent shops as well as two major supermarkets. The town has two theatres, a large cinema, sports centre and leisure centre, as well as football, rugby and athletics clubs. Nearby local attractions include Tintinhull Gardens and Ninesprings Country Park, with woodland walks, waterfalls, and a café.
