Summary
A detailed planning consent has been granted for a semi-detached two-bedroom house with a garden, just a 15-minute walk to the City Centre. The house will link with the single storey section of the neighbouring house to form a pair of semi-detached houses. The new house will have a gross internal area of approximately 765sq.ft. The ground floor will have a kitchen, living room and dining area and WC. Stairs will lead to the first- floor landing, with two bedrooms and a shower room. The new house will have a garden to the rear and a pedestrian access from the footpath. There will also be secure bike parking to the rear of the dwelling. Parking permits are available for residents for on-street parking. There is a garage that could be purchased by separate negotiation if required. The new house will mirror the existing house in character and appearance. The house will have both a gabled and mono-pitched roof, red/brown facing brick walls, red concrete tiled roof and timber or UPVC windows and doors.
The Site
The plot is level and is approximately 1500sq.ft. Mature planting and trees to the west of the plot screens the plot from view. The existing brick wall marking the rear boundary is retained. An existing gate allows pedestrian access onto the plot.
The Area
Canterbury is a Cathedral City and UNESCO World Heritage Site. The Cathedral is a popular tourist destination as well as the focus of pilgrimage following the 12th century murder of Thomas Becket within the Cathedral. Chaucer’s 14th Century Canterbury Tales also helped to elevate the City in the public imagination. The City Centre has many 16th and 17th century timber-framed houses as well as the Marlowe Theatre and the Roman Museum. The City has a population of around 150,000 residents, it is a University City and home to Kent County Cricket Club. Canterbury Hockey Club is one of the largest in Britain. As well as the modern Whitefriars Shopping Centre the City also has independent shops within its historic areas. Supermarkets include Waitrose, Aldi, Sainsburys and Morrisons. Two railway stations operated by South-Eastern are within easy walking distance. There is a High-speed service to St. Pancras as well as services to Charing Cross and London Victoria. An hourly coach service also runs to Victoria Coach Station and it is some 60 miles to London by road. There are multiple cycle routes in the City, a popular transport choice. The Canterbury Festival runs for two weeks in October and nearby local amenities include Blean Woods Nature Reserve, offering a 25- mile circular walk around ancient woodland. Local schools include St. Thomas’ Primary, rated as outstanding by Ofsted and Barton Court Grammar School rated as Good. Independent education is offered at The King’s School Canterbury.
Services
The plot has access to all main services including gas. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
Viewing
The plot can be viewed on an open-viewing basis. There is a gate that leads onto the plot, but the owner requires 24 hours- notice before any site viewing. Please notify us of any intended visit so that we can keep the owner informed.
