An outline planning consent, with approval for access, has been granted for three detached houses on an extremely attractive large plot in open grassland with trees bordering the plot to the north and west. The plot could provide a niche quality development with individual south-east facing gardens for each house. Plot 3, in particular, has a large garden at the foot of the site. There are opportunities for garages if required and solar panels on the southern roof pitches. The site is large enough for detached 4 or 5-bedroom houses, but the appearance, landscaping, layout, and scale are all reserved matters. The site lies in a secluded location removed from the town. Newton Abbot itself has a population of around 25,000 people and is a large market town, holding regular markets since the 13th century. A notable landmark in the town is St. Leonard’s Tower, the remaining part of the original medieval chapel. The 15th century Bradley Manor House sits in a secluded woodland setting near to Bakers Park, now owned by the National Trust. Bradley Barton primary school is rated as Good by Ofsted as is the secondary school, Newton Abbot College. Torquay Girl’s Grammar School is rated as Outstanding by Ofsted. Independent education is offered at Stover School amongst others. The South Devon link road leads to Exeter and the motorway network, whilst there is a mainline rail service to London Paddington from Newton Abbot railway station. Newton Abbot is renowned for its racecourse but also has rugby, football and cricket clubs. As well as national and local shops, markets are still held on various days throughout the week and weekends. Major Supermarkets here include Sainsburys, Asda and Tesco as well as M & S food.

The site has access to electricity and water but will require a package treatment plant for sewage. We would advise interested parties to make their own enquiries regarding services prior to exchange of contracts.
