Summary
A planning consent has been granted for a large detached house in a village location in a more private and secluded location away from the road. Access, layout, and scale are already approved with appearance and landscaping to be determined as reserved matters. The Design and Access statement indicates a large house of up to 3900sq.ft. on two storeys that could be built here, although a more modest house may be preferred. Our appraisal assumes a more modest, but still spacious, 4-bedroom detached house of approximately 1800 sq.ft. gross internal area, plus a garage. The new house will have extensive views over the Severn Valley with glimpses of the Severn Estuary.
The Site
The plot is level and approximately just under a quarter of an acre, with a vehicle access leading onto the plot from the road. The plot is in a relatively quiet and more secluded location than neighbouring properties. It is nevertheless an easy drive to both Cribbs Causeway and Bristol City Centre. A noise impact assessment, tree protection plan and tree report have been completed. There is some top- soil in the middle of the plot to remove and a garden shed that could be retained or removed.
The Area
This is a large village with views across to the River Severn and Severn Bridges from the higher parts of the settlement. The village has two pubs, including a 16th century Inn, a garden centre and a community shop. There are also tennis, cricket and football clubs within the village. The area offers a slightly more rural setting with many country walks but is also only one junction from Cribbs Causeway. The primary school is rated as outstanding by Ofsted and the secondary community school is rated as Good. The village also has a local doctor’s surgery and dentist. Bristol City Centre is within easy commuting range, just 4 miles from the plot. Bristol has all the amenities of one of England’s major Cities, including two Universities, another major shopping centre at Cabot Circus, excellent independent schools such as Q.E.H., Bristol Grammar School and Redmaids and Heritage Sites such as the Clifton Suspension Bridge as well as numerous cultural and sporting facilities.
