Summary
A detailed planning consent has been granted for a detached four-bedroom house of approximately 1400sq.ft. gross external area, with a detached double garage and garden at the end of a cul-de-sac and within the High Weald AONB. The plot is also within the catchment area of the highly regarded Cranbrook School, one of the few state boarding grammar schools in the U.K. and rated as outstanding by Ofsted. The house is of traditional design to blend in with neighbouring properties. The ground floor has a porch, hallway, cloakroom, WC, living room, dining area and kitchen. The first floor has four bedrooms, an En-suite, and a family bathroom. The hipped roof has red plain clay tiles, the walls are red brick with grey aluminium windows and doors. The house is broadly central to the plot with the new detached double garage in the northern corner of the plot. The plot is less than a mile to the centre of the town.
The Site
The plot is approximately 405sq.m. or 4400sq.ft. and is level. An existing access is already in place which will be shared with the neighbouring property. Trees on the western boundary will remain although some sections of cypress hedge will need to be removed for a new crossing into the plot on the north-east side of the site. An Arboricultural Impact Assessment and Tree Protection Plan have been completed; an Environmental Impact Assessment is not required. There is additional parking available on site, aside from the garage, and a turning area.
The Area
The town lies mid-way between Maidstone and Hastings in the Weald of Kent. The population of the parish is approximately 6700. It is notable for its many medieval buildings, the 14th century Grade 1 Listed Hall House in the north of the town and the 15th century Cloth Hall amongst others. Another noted landmark is the Union Mill Windmill, built in 1814 and still in working order. Cranbrook has many independent shops, bakers, butchers, antique stores, a small supermarket and two farm shops, one within easy reach of the plot. The Weald Sports Centre has a sports hall, tennis courts and swimming pool and there are rugby and football clubs in the town. Nearby is the National Trust property Sissinghurst Castle Garden and the 300 acres of Angley Woods, with public access over tracks and trails. The award- winning Bedgebury Forest is run by Forestry England and offers walking, cycling and horse-riding trails, a café and many other amenities. The nearest railway station is at Staplehurst, some 6.5 miles from the town, on the South-Eastern mainline and 41 miles from London Charing Cross. Local schools include the outstanding Cranbrook state boarding school, Cranbrook Church of England Primary School, rated as Good by Ofsted and the independent Dulwich Preparatory School amongst others. Further shopping and leisure facilities are available at Tunbridge Wells, including a multiplex cinema and John Lewis.
Services
The plot has access to all main services including gas. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.

The plot can be viewed on an open-viewing basis in restricted weekday hours 10 a.m. to 4 p.m. Please notify us of any intended visit so that we can keep the owners informed. Please respect the privacy of neighbouring properties on any site visit.
