Summary
A detailed planning consent has been granted for two detached four-bedroom houses of approximately 1220sq.ft. each GIA, with gardens, patios and two on-site parking spaces per property. The plans indicate the ground floor with a cloakroom, w.c., storage area, kitchen/dining room and lounge. Stairs lead to the first- floor landing, further storage space, four bedrooms, one En-suite and one family bathroom. The houses are of a simple design, UPVC windows with a vertical emphasis, timber doors, pennant stone finish on the south elevations with render finish to the sides and rear, under brickland brown tiled roofs and chimneys. The new houses will be sited perpendicular to the host dwelling to preserve privacy and to benefit from the sense of self-containment of the site.
The Site
The plot is approximately 6000sq.ft. and the vehicle access necessitate the removal of the existing garage. The topography of the land slopes gradually down to the south-east and the existing driveway will be extended into the plot to provide a central double driveway for parking and turning to allow cars to exit the site in a forward gear. A Topographic Survey has been completed. A retaining wall is envisaged in this central area. There is a reasonable possibility that excess soil can be placed on neighbouring land. The plot has conifers to the south-east and north-east boundaries and there will be open-field views from the first floors. Completed reports include an Archaeology Report, Ecology Report, Arboricultural Survey, Tree Retention and Protection Plan and a Drainage Plan. The existing vehicle access needs to be widened to 4.8m and the road junction needs minor realignment works to allow for an improved visibility splay.
The Area
Prior to the 1980’s this was just a small village in Bristol. It is now described as a large dormitory village in the north Bristol suburbs. It sits about 6 miles north of Bristol City Centre with easy access to the motorway network. It is also close to Bristol Parkway with a regular train service to Bristol City Centre and London Paddington. The village now has a population of around 15,000 people. There are two parks, tennis courts a pub as well as a medical centre. Sporting amenities include a modern gym and pool as well as a local cricket club. The nearest primary and secondary schools are both rated as Good by Ofsted. Nearby supermarkets include Sainsburys and Asda. Cribbs Causeway is within easy driving distance and Cabot Circus is in the heart of the City Centre. Bristol offers all the amenities of one of England’s major Cities, including two Universities and excellent independent schools such as Q.E.H., Bristol Grammar School and Colston’s as well as Heritage Sites such as the Clifton Suspension Bridge.

The site has access to all main services excluding gas. However, we are advised that it will be more cost effective to consider a package treatment plant here rather than to connect to the mains. We would advise potential purchasers to make their own enquires to clarify this prior to purchase.
