Summary
The site is allocated as ‘Mixed Use’ within the Adopted Local Plan. This is covered by Policy SM3, land is allocated for a mixture of uses including retail within this area as defined on the proposals map. In the view of a planning consultant asked to look at this site, the site appears to hold potential for a residential scheme given that commercial uses may not be forthcoming within the plan period. A case could be made for housing, particularly if a 5 year housing land supply cannot be demonstrated. However, any proposal would be a departure from the Local Plan and a formal pre-application enquiry to the Local Authority is strongly recommended to establish the development potential.


The Site
The plot is level and is approximately 0.75 acres. Any re-development scheme should make provision for a pedestrian link between this road and the Market Place. The site is very central to the town and within easy walking distance of the town centre. The site has redundant buildings upon it to be removed to allow for access.

The Area
Shepton Mallet lies 5 miles to the east of the City of Wells and on the southern foothills of the Mendips. The town has a population of around 10,000 people. The town centre and beyond forms a conservation area with over 200 listed buildings, including the numerous Grade 11 Listed Buildings in Combe Lane and the 12th century Grade 1 Listed Parish Church of St. Peter and St. Paul. The Market Cross dates back to 1520 while Old Bowlish House dates to the early part of the 17th century. The town has 3 primary schools and secondary education at Whitstone School rated as ‘Good’ by Ofsted in 2013. The City of Wells, with its excellent independent schools, such as Wells Cathedral School, is within a 12 minute drive.
