Summary
A detailed planning consent has been granted for two large modern dwellings, set in over half an acre of land with garages and gardens within a village location south of Newton Abbot. The houses have a gross internal area of approximately 2180sq.ft each, plus balconies. Each house has a ground floor with a hallway, four bedrooms and two bathrooms. The first floor has a lounge and balcony, with views over open land to the village green and church. There is also a kitchen, dining area, WC and utility. The Site
The plot is approximately 2100 m2 or just over half an acre. The site is mainly level beyond the shared access. The alterations to the existing access have already been completed. A semi-detached cottage has been removed therefore the remaining wall needs to be made good by any purchaser of the site. A retaining bank from the driveway to the dwellings will need to be formed, this can utilise the spoil from the foundations once these are started. A construction management plan has been agreed as has a written scheme of archaeological investigation as required in the planning decision notice. An ecological survey, highways / access technical report and F.R.A. have also all been completed. The two plots are demarcated by an existing stone wall running through the site. The railway line beyond the site is a secondary line serving Torbay. Steam trains use this line which is an attractive feature.
The Area
The village has a population in excess of 5000 people and has many local amenities including local shops, a convenience store, health centre and chemist. Nearby is the local nature reserve at Kingsteignton, the Kerswell Downs woodland and Dartmoor National Park. The village primary school is rated as Good by Ofsted as is the secondary school Torquay Academy. Torquay Girl’s Grammar School is rated as Outstanding by Ofsted. Independent education is offered at Stover School amongst others. The South Devon link road leads to Exeter and the motorway network, whilst there is a mainline rail service to London Paddington from Newton Abbot railway station. This large market town is north of the village, with a population of 23,000. It is renowned for its racecourse but also has rugby, football and cricket clubs withing the town. As well as national and local shops, markets are still held on various days throughout the week and weekends. Major Supermarkets here include Sainsburys and Tesco.

The site has access to all main services including gas. We are advised that mains drainage, water and electricity are on site and gas is available in the road. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
