Summary
A detailed planning consent has been granted for a contemporary 3-bedroom detached house in a pleasant and private cul-de-sac location. The house is designed in a modern cube style with a split- level garden and two onsite parking spaces. The new house is spacious at approximately 1500sq.ft. with a west facing front elevation. The ground floor has a hall, storage area, utility and two bedrooms with two en-suites. The first floor has a kitchen, lounge, a further bedroom and shower room. The walls will be of smooth render with cedar or larch vertical weather boarding and powder coated window units under a modern flat roof.
The Site
The plot has a slight fall to the road and is approximately 28m in length and 14m in width. However, it is not a square site so the plot will be approximately in excess of 350sq.m. The plot will have its own driveway to be formed from the cul-de-sac. The driveway and garden will be set out to the front of the house. Some excavation will be required for the new house.
The Area
Crediton is a market town some 7 miles north-west of Exeter and the Dartmoor National Park, with a population of around 7800 people. Boots the chemist and two major supermarkets also serve the town. A Farmer’s Market is held once a month and the town also have numerous pubs. Independent education is available at Exeter Cathedral School amongst others. The local train station connects to main-line services at Exeter St. David’s through to London Waterloo. The City of Exeter has a wonderful Cathedral in the centre and has all the amenities of a major City with a population of some 130,000 inhabitants as well as being home to Exeter University. Exeter Chiefs are in the Aviva Premiership, the top tier of English Rugby, whilst the City also has a professional football league club, cricket club and rowing club. Other amenities include Northcott and Barnfield Theatres and the Royal Albert Memorial Museum.
Services
The site has access to all main services including gas available close to the entrance of the site. There is a public sewer in the vicinity and the owner has been granted a Build Near Permission from South-West Water avoiding the need to divert. The nearest point of the sewer is 2.5m from the new house. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
Viewing
The plot can be viewed on an open-viewing basis in weekday hours between 9 a.m. to 4 p.m. If you do need to walk onto the plot, please advise us so that we can inform the owner of your viewing.
