A detailed planning consent has been granted for a pair of semi-detached two- bedroom houses in a popular residential road, some 2 miles from Bristol City Centre. Each house is approximately 975sq.ft g.i.a. The ground floor will have an integral garage, hall, WC, kitchen, dining area and living area. The first floor will have a landing, two bedrooms, an en-suite and a family bathroom. Each house will have smooth cast render walls, under a clay roman tiled hipped roof with solar panels and white UPVC windows and doors. The new houses will be within easy reach of local shops and amenities as well as enjoying good local transport links.
The Site
The plot is level and is approximately 152sq.m. or 1640sq.ft. Each plot will have its own vehicle access from the residential road, with a full height kerb to be reinstated between the two dwellings. The plot currently has six dilapidated small garages that need to be removed to allow for the new dwellings. An electrical substation will remain on the end of the site owned by WPD. The plot will provide both bike and bin storage areas. There is a rear wall to the plot that may need to be removed and a new retaining wall built. We have assumed this in our appraisal but there is no reference to it in the planning decision. The Decision Notice requires a precautionary Phase 1 contamination report, and this has been completed by the current owners.
The Area
The plot sits just to the south of Bedminster and is some two miles from the City Centre. Local shops are within a short stroll and North Street is a 10-minute walk, with its many bars, shops and restaurants. The 51- acre Victoria Park is one mile from the plot, offering walking and jogging routes, outdoor fitness sessions, tennis courts and a bowling green as well as a café and children’s play area. Local schools include Oasis Academy primary school and Bristol Cathedral secondary school, both rated as Outstanding by Ofsted. Parson Street railway station is within easy walking distance and Bristol Temple Meads is just over a mile from the site. Nearby, Bedminster has a population of around 11,000 people, a rugby and cricket club and one of the two City farms in Bristol, below Windmill Hill. It is a popular residential area being close to the City Centre and more affordable than the likes of Clifton and Redland.

The plot has access to all main services including gas. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
The site can be viewed from the road on an open viewing basis. The sale of the plot is not connected to any neighbouring properties and your discretion and your respect for their privacy is requested. A path leads from the front of the plot on the left down towards a main road. The rear wall can be most easily viewed by walking through the lane between the Spar shop and the Bigger Bites café. Please note, the rear land beyond the wall is not in the ownership of the vendors of the plot and your respect is requested.
