Finding the right place

Single Building Plot
Guide Price £70,000
A detailed planning consent has been granted for a detached two-bedroom house in the attractive market town of South Molton. The house is approximately 1040sq.ft. GEA and previous plans have indicated a three- bedroom detached house here. The current application and Design and Access statement state three bedrooms but the plans indicate two bedrooms. The house has a kitchen, dining area, lounge and WC on the ground floor with two bedrooms and a bathroom on the first floor. The house has rendered walls on a brick plinth and quoins with mahogany UPVC windows and doors under a slate roof. There is a small garden and patio area with two parking spaces for the plot and a turning area. The house is in a central location within easy walking distance of local shops and amenities.
The Site
The plot is level and is approximately 4000sq.ft. with an existing vehicle access. The new dwelling will have two allocated parking spaces, there will be a demarcated turning area and an additional two spaces will be allocated on the site for the neighbouring property. It is proposed to provide a drop kerb opposite this vehicle access for the use of pedestrians crossing.
The Area
South Molton is small market town formed around a pretty central square on the southern side of Exmoor National Park. The Pannier Market takes place twice a week on Thursday and Saturday. The town has all amenities to serve its local population of around 5000 residents, including cafes, banks, shops, pubs, hotels and supermarkets such as Sainsburys. Beyond the centre are many countryside walks and a cycle network across to Exmoor. Dartmoor National Park is also nearby. Within easy driving distance are the beaches at Croyde, Woolacombe and Saunton Sands as well as the south-west coastal path. Kings Nympton railway station connects to mainline services at Exeter St. Davids, whilst the A361 link road leads to Exeter and the M5. The two local primary schools are rated as Good by Ofsted as is South Molton Community College. Barnstaple is some 12 miles north-west of the town and is the main town in North Devon, with all the major High Street retailers and The Green Lanes Shopping Centre. The town also has a theatre, is the home of Exmoor Zoo, Marwood Hill Gardens and Broomhill Sculpture Garden. Independent education is offered at St Michael’s School and West Buckland School as well as Shebbear College in Beaworthy.
The plot has access to all main services including gas. We would advise interested parties to make their own enquires regarding services prior to exchange of contracts.
The owner, who does not live in the town, has advised that the site can be viewed on an open-viewing basis in weekday hours between 10 a.m. to 4 p.m. No neighbouring property is connected to this sale, so discretion is advised.
