Summary
An outline planning consent has been granted for a detached house in a large mature plot with a stream and pond, with views across to Baggy Point at the northern tip of Bideford Bay. All matters are reserved, but the house could have a gross internal area of 210sq.m or 2260sq.ft, which is large enough to provide for 4xbedroom accommodation on two storeys, subject to the reserved matters consent. The plot slopes gently down and the house would likely sit on the flattest part of the land on the eastern half of the site. Views to the south-east will look towards the 15th century Grade 1 Listed church which towers over the town. The plot already has its own paved vehicle access behind wooden gates. The plot could suit an ‘upside- down’ house for the living space to enjoy the views. At present all matters are reserved so the appearance and scale of the house would be for a reserved matters application. The plot sits behind an attractive stone wall that encompasses much of the land and adds to the privacy of the site. The Site
The plot is approximately 0.09ha or between a quarter and a fifth of an acre. A geotechnical survey has been completed as has an ecology report. The plot has lots of local stone on site that could be reused in the development. The plot is clear, and any digging of soil can be redistributed around the site. The plot has a clay layer which continues across the plot. At the top of the plot is the existing vehicle access and a 95ft road frontage behind a stone wall. An attractive copper beech tree sits at the top of the plot adjoining the road frontage. The plot slopes gently downwards towards a small bridge which crosses the stream with the pond to the left of the site. The eastern part of the site has the flattest area of land where the house will sit, but any soil removal further towards the boundary wall can be redistributed around the plot.
The Area
The town is some 2 miles north of Bideford and south of Westward Ho, with a population of around 5500 people. Northam Burrows is 253 hectares of coastal plain at the mouth of the Taw/ Torridge estuary, part of the North Devon Area of Outstanding Natural Beauty and a Site of Special Scientific Interest. The Tarka Trail cycle route also forms part of the south west coastal path here. The town is also home to The Royal North Devon Golf Club, the oldest links course in England. Local amenities include a church, post office, restaurant, library, surgery and village hall as well as the well regarded Marshford Organic Foods. In nearby Bideford are numerous shops, including the Affinity Devon Outlet Shopping Centre and supermarkets such as Tesco, Morrisons and Asda. St George’s Primary School is rated as Good by Ofsted as is Braunton Academy. Independent education is offered at Kinglsey School and Grenville College.

The site has access to all main services including gas. There is an electricity cable running under the plot, a white pole on the plot indicates its location. A water main also comes into the plot. The white tape at the top of the plot indicates a drain location. Gas is available in the road. We would advise interested parties to make their own enquires with regards to services prior to exchange of contracts.

The Plot can be viewed on an open viewing basis in weekday hours between 10 a.m. to 4 p.m. The existing gated entrance is locked and there is a combination lock on it.
