Summary
A detailed planning consent has been granted for a detached three bedroom house with a gross external area of approximately 1100sq.ft, in a residential location close to the town centre. The house is of traditional design, with brickwork and weatherboarding, white UPVC windows and painted timber doors under a pitched roof with eternit slate tiles. The ground floor will have a hall, WC, kitchen and living area. The first floor will have three bedrooms and a bathroom. The plot will have a garden, a new detached shed of some 1.8m x 3m, and two tandem parking spaces and turning area.
The Site
The plot is level and is approximately 201sq.m or 2160sq.ft. The plot currently has an open area used for parking and a fenced off area also. The plot is in a residential area close to both the main road and the railway line, therefore certain acoustic measures are required; these being an acoustic fence and appropriate doors and windows. Other notable points from the planning consent are a requirement for an electrical charging point for vehicles and a risk assessment regarding any potential contamination.
The Area
Chatham is a lively market town in North Kent with a population of around 76,000 residents. The town is popular with commuters to London, with regular train services to London Victoria, Charing Cross and St. Pancras International. The town has a pedestrianised High Street, the main shopping centres being The Pentagon shopping centre, with household national chains, and the Dockside outlet centre. Supermarkets include Sainsbury’s and an Asda Superstore. The museum includes the submarine HMS Ocelot, reflecting the maritime history of the town and which still offers a marina and yacht moorings. Notable buildings include the Grade 11 Listed Chatham town hall, now the Brook Theatre. The town is well served by good schools. New Road primary school is rated as Good by Ofsted as is Brompton Academy. Fort Pitt Grammar School is rated as Outstanding by Ofsted. Independent education is available at Rochester Independent College.
Services
The plot has access to all main services including gas. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
Viewing
The plot can be viewed on an ‘open viewing’ basis in weekday hours between 10 a.m. and 3 p.m.
