Summary
A detailed planning consent has been granted for a detached single storey two bedroom bungalow in a desirable residential location set in mature gardens. There is potential for the successful buyer to change the design and further potential to add an additional bedroom in the roof space subject to the necessary consents. The new dwelling will have an entrance hall, WC, cupboard, kitchen, lounge, two bedrooms and a bathroom and will have an internal floor area approximately 731 sq ft. The building will be of traditional construction, being timber doors and UPVC windows, red brick with brick detailing, clay tiles and UPVC guttering. The bungalow will have its own access and tarmac driveway to allow for parking for two cars.
The Site
The site is level and is approximately 650sq.m, a generous size plot set behind a large hedge and with trees within the grounds. The plans have taken into consideration five tree preservation orders on site and one group tree preservation order. There has been a topographical survey, Arboricultural method statement, tree survey and landscaping plan. To allow for the new access, a section of the existing boundary hedgerow will need to be removed. The current owner of the plot wishes to retain a greenhouse at the north-east corner of the plot so the boundary will need to reflect this.
