Summary
A detailed planning consent has been granted for a 4 bedroom three storey end of terrace house in a village location some two miles from Dartford. The new house will have a rear garden and two on-site parking spaces accessed from its own vehicle entrance. The new house will have a gross internal area of approximately 1170sq.ft arranged over three floors. The ground floor will have a porch, hall, WC, kitchen, living room and terrace. The first floor will have a landing, bedroom and en-suite. The second floor will have a landing, three further bedrooms and a bathroom. The house will have brick walls with cladding and UPVC windows and doors under a tiled roof to match the other properties in the area.
The Site
The plot has a single storey extension on it that will need to be removed. The plans allow for a garden and two on-site parking spaces. The FRA states that some flood resilience and alleviation measures are required but this is a minor development in an existing residential area which is suitable for this further terrace extension.
The Area
The village lies some two miles from Dartford and is a popular residential location surrounded as it is by countryside and green fields. Farningham road railway station is on the Chatham Main Line and operates a service to London Victoria which is some 20 miles from this station. There is easy access to the M2, M20 and M25 from this area. The two local primary schools are rated as Good by Ofsted, whilst the secondary schools such as Wilmington Grammar School for Boys and The Leigh Academy are also rated as Good, Wilmington Grammar School for Girls is rated as Outstanding. Independent education is offered at Steephill and at Birtley House. Dartford is 18 miles south-east of central London and has a theatre, museum and library, numerous high street retailers and supermarkets such as Sainsbury’s. The major shopping centre of Bluewater is located near here also.

The site has access to all main services including gas. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
