The Site
A detailed planning consent has been granted for 6 detached houses. The opportunity exists to purchase the land for plots one and two, being two x three bedroom detached houses with a gross external area of approximately 970sq.ft each, with patios, gardens and two parking spaces per plot. Then to build under contract the remaining four houses, being plots 3, 4, 5 and 6, including the driveway and utilities for the whole site. The Site
The total site area, including all six houses, is approximately 2548sq.m, being between half an acre to two thirds of an acre. The site is level and sits in mature gardens. An ecological appraisal, topographical survey, Arboricultural survey and tree protection plan have all been completed. The shared access will come in from a spur at the end of a cul-de-sac. This land is currently owned by the Council and the purchase of this land from the Council will be the responsibility of the current owners. A 1.8m high close boarded fence will demarcate all private rear gardens to boundaries. A new driveway and turning area will need to be constructed into the site.
The Area
Cheddar is world-renowned for the Cheddar Gorge and caves and of course its cheese, attracting thousands of tourists to the area every year. Cheddar has excellent primary and secondary schools, including the Kings of Wessex School. The town has two Supermarkets, including Sainsbury’s, two very good Indian Restaurants, many varied and local shops, pubs and hotels. Water-sports activities take place at the Cheddar Reservoir, whilst the town has tennis, football and rugby clubs, with a golf course at Wedmore Golf Club. Nearby is the City Of Wells which is a relatively short drive. The nearest independent school is Sidcot which is over 400 years old and is rooted in the Quaker tradition.
