Summary
Detailed planning consent for a spacious detached three bedroom house plus study in a private setting within the Chew Valley area. The house is approximately 1420sq.ft in a secluded residential setting with just 3 other detached houses in the vicinity. The plot looks out towards trees and has gardens and 3 parking spaces in a desirable village location.
The Site
This is a level and clear site of approximately 8340sq.ft. Reports relevant to the area have been completed with no issues and there are no contaminant issues. Due to the unproven depth of the made ground the Geotechnical Report recommends that the house be based on ground beams spanning onto piles driven into the underlying Keuper Marl.
The Area
Bishop Sutton is a small village within the Chew Valley area of Somerset. The village lies to the south of the Chew Valley Lake, 10 miles south of Bristol and 13 miles south west of Bath. The village has 2 pubs, shops, a post office, tennis club and provides both fishing and sailing at the lake. The Folly Farm Nature Reserve is a Site of Special Scientific Interest with two adjacent areas of land, 19 hectares at the Meadows and the 9 hectare Dowlings Wood. Burledge Hill and its adjacent land provide a 48 hectare SSSI as well as being a Site of Nature Conservation Interest. An Iron Age Hill Fort is also on Burledge Hill. To the north, the City of Bristol offers all the amenities of one of England’s major Cities including two Universities, the major shopping centres at Cabot Circus and Cribbs Causeway and excellent independent schools such as Q.E.H., Bristol Grammar School and Colston’s Girls School. Independent education is also available at Sidcot School in nearby Winscombe.
Services
The site has access to all main services including gas which we are advised are at the edge of the plot. We would advise potential purchasers to make their own enquires to clarify this prior to purchase.
Viewing
The site can be viewed only by appointment through The Land Bank Partnership.
