Plot 2 is a 3 bedroom house being approximately 1200sq.ft. with living/dining area, kitchen and cloakroom area on the ground floor and three bedrooms, en-suite and family bathroom on the first floor. Either side of this house are plots 1 and 3 being two bedroom houses with two en-suite bathrooms on the first floor and the same configuration as plot 2 on the ground floors. The two bedroom houses are approximately 900sq.ft each. The plots are in a prominent position at the entrance to the village with countryside to the rear and to the side being the first buildings as you approach the village. The village lies about 5 miles south-west of the City of Bath.
The Site
The site is level and is approximately 0.2 acres and rectangular in shape and will utilize the existing access. Two buildings will need removing from site being concrete with some asbestos sheet roofing. These buildings are approximately 198sq.m to off-set most of the CIL liability. A Topographic site survey has been completed as has an ecology report. A ground investigation report in June 2016 found some soil contamination in the south-west corner of the site being the effects of oil and some lead. The report recommends the removal of this or the covering of the affected ground. The Decision Notice also points to the need for a remediation scheme on site further to this report.
