Summary
A detailed planning consent has been approved for a terrace of three houses in a quiet village location in the Green Belt. Each house will have south-facing gardens overlooking the Area of Outstanding Natural Beauty and the Cam Valley. Plot 2 is a 3 bedroom house being approximately 1200sq.ft. with living/dining area, kitchen and cloakroom area on the ground floor and three bedrooms, en-suite and family bathroom on the first floor. Either side of this house are plots 1 and 3 being two bedroom houses with two en-suite bathrooms on the first floor and the same configuration as plot 2 on the ground floors. The two bedroom houses are approximately 900sq.ft each. The plots are in a prominent position at the entrance to the village with countryside to the rear and to the side being the first buildings as you approach the village. The village lies about 5 miles south-west of the City of Bath.
The Site
The site is level and is approximately 0.2 acres and rectangular in shape and will utilize the existing access. Two buildings will need removing from site being concrete with some asbestos sheet roofing. These buildings are approximately 198sq.m to off-set most of the CIL liability. A Topographic site survey has been completed as has an ecology report. A ground investigation report in June 2016 found some soil contamination in the south-west corner of the site being the effects of oil and some lead. The report recommends the removal of this or the covering of the affected ground. The Decision Notice also points to the need for a remediation scheme on site further to this report.
The Area
The village is within the Parish of Camerton and noted places of interest include the Hill Fort, being a Scheduled Ancient Monument, the Local Nature Reserve and the 15th century Grade 1 Listed Church of St. Peter. Local schools include Camerton church primary school, rated as Good by Ofsted and the secondary schools of Saint Gregorys rated as Outstanding, and Writhlington School rated as Good. The major supermarkets of Sainsburys and Tesco are within easy driving distance and Timsbury is on the door-step with a village shop, post office and café. The very well –regarded King William Inn is a short walk from the site whilst Bath is a 15 minute drive or a 5 minute drive to the Park and Ride service. There is a regular bus service to the City of Bath and Bath Spa railway station is on the main-line to London Paddington. Bath is one of England’s finest cities with leading Universities, a rich cultural history, stunning architecture and an excellent shopping centre with many varied and independent shops. The City Centre is also home to the Theatre Royal Bath and the world famous Roman Baths. The Jane Austen Centre is another tourist attraction and the City enjoys an all year round thriving tourist industry. The 57 acre Royal Victoria Park is just one of several parks in the City.

The plot has access to all main services including gas. We are advised that there is a right to an easement to mains drainage through third party land to the south of the site if a new fence is erected for an adjacent owner.
