Summary
Two freehold single building plots with planning permission for one sustainable self-build or custom build house on each plot.
The Site
The site is situated in a popular village midway between Yeovil and Taunton. The whole site is approximately 5,000 square metres and each plot comprises roughly half of the total plot so buyer interested in a single plot should assume each one is around 250 square metres. The plots have planning permission for two storey houses with a gross internal area of between 145 and 152 square metres.

Access to the site is gained via an adjacent road which is in the process of adoption by the local authority.

The materials and external appearance have been designed to complement the existing scale and proportion of the recent new and converted elements within the Moorlands Farm scheme. Materials are a significant part of the design palette and the embodied energy in building construction has been a very significant factor in carbon management and to date. This issue, coupled with the aim to source renewable materials wherever possible has led to the choice of the following proposed materials and processes:

• External cladding. This will be part-timber boarding locally sourced to the rear elevations with traditional random rubble external wall facing laid with brushed lime mortar joints and, in the main, a render finish using a local aggregate to the remaining elevations.

• Construction. The houses may be constructed using factory-made sealed insulated timber panels.

• The Roof. The roofs will be constructed using trussed rafters with natural slates to allow for seamless integration of the solar photo voltaic and solar thermal panels.

• Insulation. Below floor level, the insulation will be undertaken with PIR panels which will deliver a U value of 0.11W/m2K. The external walls will be insulated using a closed cell polyurethane foam to seal the cavity produce a U value of 0.11W/m2K. Insulation levels to the roof will be to a similar value and quality. Aluminium framed glazed windows and external doors to the extensions will have a U value of 0.9w/m2C and airtightness will be provided by an inner membrane to provide a standard of less than 1m3/m2h at 50pa.

• Energy. The houses will incorporate solar photovoltaic system and solar thermal collectors on the southern/western elevations. These are well-orientated to generate heat and power from ultra violet light and can be integrated into the fixings allowed for in the slate roof. Space heating and back up hot water services will be provided by an air source heat pump with an integrated mechanical ventilation and heat recovery plant mounted in the roof space. The primary energy is estimated at less than 35 kwh/m2a. No fossil fuels will be required to run the heat and power demand and all electricity purchased will be provided from renewable sources.

• Waste disposal. Composting of all organic material will be established together with a policy of minimum waste and maximum recycling through the local authority collection.

• Decoration. Non-toxic water-based paints will be used throughout the new house.

• Parking. The purchaser will be obliged to provide two car spaces for each dwelling.
The Area
The application site is located in a popular village in Somerset. It is situated close to Crewkerne and Yeovil. The village is surrounded by beautiful countryside and is home to a number of historic buildings, including the Grade II listed Church.

The plot is located in a thriving community with a range of amenities, including a village shop, post office, and pub. The village hall is a popular venue for a variety of events, from concerts and plays to fitness classes and community meetings. There are also several sports clubs in the village, including a football club.

The village is situated about three miles South of the A303 trunk road. Both nearby towns of Crewkerne and Yeovil have mainline train services between London Waterloo and Exeter St Davids.
Planning
The site has full planning permission granted by Somerset Council. The planning reference is available to registered buyers on request.

Planning condition 4, dealing with phosphate mitigation, has been discharged by the vendor.
