The Site
The plot is approximately 1.4 acres and is set on a slope. It has elevated views towards the coast and the village of Par below. The site is bordered by residential development on three sides which is in a similar style to the proposed development.

With 9 dwellings the planning permission allows for a gross internal area of up to 111 square metres per unit. There is a 50m lane from the plot to the vehicle access. All the plots have two parking spaces, although the successful buyer could look to add garages at the reserved matters stage.

A flood risk assessment and an ecological survey have been carried out. A surface water drainage plan and contamination survey will be required for a reserved matters application.

The Area
Par is a village and fishing harbour on the south coast of Cornwall, approximately 3.5 miles east of Saint Austell. Par is famous for the picturesque harbour and the beach at Par Sands.

The nearby town of St Austell has all the services and amenities of a regional town. St Austell is 10 miles south of Bodmin and 30 miles west of the border with Devon.

St Austell has a selection of primary and secondary schools, a hospital, many pubs and restaurants and recreational facilities.

Par is served by all Great Western Railway trains on the Cornish Main Line between Penzance and Plymouth and has a connecting line to Newquay. There are a limited number of CrossCountry trains providing a service to destinations such as Birmingham New Street, Wolverhampton, Manchester Piccadilly, Leeds, York, Edinburgh and Glasgow Central in the morning and returning in the evening.

Regular bus services run from St Austell, which is also served by the A390. The bus stop to connect with St Austell and Newquay is at the bottom of Peters Hill, approximately 250-300M, on the A3058, which is the main St Austell to Newquay road. The Bus station at St Austell is also the Train station where a train can be caught to the City of Truro or the City of Plymouth. Cornwall Airport is approximately 10 miles to the West, where there are regular flights to London, Manchester and some European countries.
