The Site
The plot is approximately 2,250 square metres and broadly level. The gross internal area of the proposed development is approximately 1873 square in total. The site is located on close to the former Council Offices in the town centre. The proposed new development will replace the existing poor quality, single storey flat roofed vacant retail building which does not contribute in a positive way to the character and the appearance of the conservation area.

The layout of the development includes a large hard surfaced parking area and access roads.
The Area
The site is located close to the town centre of Sheerness on the Isle of Sheppy. The site is well located for schools, shopping, and town centre facilities such as banks, the Sheerness library, the Sheppy Little theatre, Sheppy College and Council community facilities.

Open space for recreational purposes is available very close to the site on Trinity Road and there is a fully equipped play area within 500 metres on Beach Street together with sports facilities at the Sheppy Health and Leisure Centre.

The site is approximately 200 metres from the High Street and 500 metres from the railway station, Sheppy College and a large supermarket. Sheerness is well served with bus routes that are easily accessible from the site. Local rail services join the town with Sittingbourne, which has main line trains to London Victoria and London St Pancras.

The A249 road terminates at Sheerness, running from Maidstone via Sittingbourne. The road crosses the M2 motorway near Sittingbourne, and the M20 motorway near Maidstone.

Planning
The site has lapsed planning permission for 29 dwellings by Swale Borough Council.

The site has had planning permission granted for similar schemes in 2006, 2007, 2014 and 2017. The local authority is receptive to the most recent scheme being resubmitted and the owner has pre-application correspondence with the planning department confirming that they consider the proposals are acceptable in principle and that Historic England also support the application.
