The plot is approximately 1,800 square metres and is currently an elongated garden and amenity space. It is broadly level.
The rear half of the garden is currently overgrown with bushes and weeds. The development area encompasses the back half of the gardens of two houses to the west of the plots.
The northern and souther boundaries of the site borders rear gardens of adjoining properties. All sides of the site are bordered by timber fences between concrete posts. A strip of unclaimed land sits along the length of the western edge of the application site, its width varying between 2.8m and 4m. This parcel of land is not included in the sale or in the planning permission.
The dwellings are proposed to accommodate an open plan kitchen, dining and living space, and a downstairs WC. Each unit has two double bedrooms and a bathroom on the first floor. Each dwelling has a total GIFA of 74.3sqm, which is the equivalent of a 3-person dwelling as a two-storey unit in accordance with National Space Standards.
It is proposed to construct the dwellings with red brick and plain concrete roof tiles, which are traditional materials that are prevalent in the local area, and to detail the dwellings in a contemporary way that does not replicate previous styles. This includes the use of a projecting Flemish bond to articulate the front and rear elevations, and the introduction of aluminium clad canopies. As well marking the front doors visually, the lead canopies also provide a practical sheltered area at the front of each dwelling.
The proposal will create a new cul-de-sac accessed via an adjoining road to serve the two new dwellings. The access road reflects the orientation of the units and provides ample space for parked cars to reverse and turn. There are two designated parking spaces per dwelling, situated to the east of the proposed access road.
