Summary
The owners are seeking an option agreement for the purchase of a large plot in this sought after village location near Weston Super Mare. The owners would also consider selling the house at below market value with the plot.
The Site
The plot is approximately 1,360 square metres and broadly level. The site is currently garden amenity space for the adjoining property. On the western boundary is a council car park and careful consideration will need to given as to how to provide access to the development through the car park without prejudicing the provision of parking spaces available to the public. On the northern boundary is a children’s centre. To the west is farmland.

For the purposes of the appraisal, we have assumed that there is sufficient space for four residential houses of approximately 130 square metres GIA on the plot, reserving a section of the plot for access and replacement parking spaces for the car park. We have also assumed that no development will be permitted beyond the line of the access gate for the children’s centre.
The Area
The village is located 5 miles east of Weston-super-Mare on the. The village is at the west end of the Mendip hills. It is ideally placed for commuting to Bristol and several larger developments within the village have sold very well on the open market in recent years.

The village has a primary school and a pre-school, and is well served by a number of shops, cafes, pubs serving food and a number of other useful amenities. It is close to Weston-super-Mare, which has all the amenities of a small town including a train station with regular services to Bristol, Cardiff and Taunton.
Planning
The site has no planning permission of any kind. We have made a provision for the likely cost of obtaining planning permission in the appraisal, which is available to registered buyers.

We are informed that the local area has access to all mains services.
