The site is located within Dunstable Town Centre, a prime, accessible location within proximity of all local services, amenities and public transport links. The site is served by several bus services operating along the adjoining streets with local and further afield destinations.
In addition, the area’s relatively new express bus service links Dunstable to Luton / Luton Airport and is one of many examples of significant investments in the transport infrastructure in the local area which reduces the need for private cars and assists in making this a highly accessible location. For example, the guided bus service provides fast, convenient transport to Luton Railway Station for utilising the Thameslink service (12 services per hour) to destinations such as Bedford, Brighton and London. This provides real opportunities for commuting/leisure opportunities from the site via rail.
The permission includes provision for a bicycle store. The area surrounding the site is relatively flat, making it also highly conducive to cycling. National cycle route 6 is located approximately 370 metres from the site. National cycle route 574 is also located approximately 580 metres from the site, this cycle route connects with Route 6 at Sewell taking users along the Icknield Way Trail past the western edge of Dunstable to Chesham via Berkhamsted. The site can therefore be considered as being accessible by cycles. The site is therefore considered to be highly accessible by non-car modes and will cater for needs of the development’s new residents and assist in promoting a choice of travel modes other than the private car use in accordance with Chapter 9 (Promoting Sustainable Transport) of the NPPF.
