National cycle route 6 is located approximately 370 metres from the site. National cycle route 574 is also located approximately 580 metres from the site, this cycle route connects with Route 6 at Sewell taking users along the Icknield Way Trail past the western edge of Dunstable to Chesham via Berkhamsted. The site can therefore be considered as being accessible by cycles. The site is therefore considered to be highly accessible by non-car modes and will cater for needs of the development’s new residents and assist in promoting a choice of travel modes other than the private car use in accordance with Chapter 9 (Promoting Sustainable Transport) of the NPPF.

The site has outline planning permission granted for five dwellings Central Bedfordshire Council. A detailed planning application has been submitted.
