Summary
This is a fantastic opportunity to purchase a plot that has previously been granted planning permission in a very highly desirable location just outside London. The successful purchaser will need to obtain new planning consent, but the realistic price takes this into account.

The appraisal has been completed on the basis of obtaining planning permission for a 160 square meter 5 bedroom house, which would seem to be in-keeping with the character of the location. There is significant opportunity to vary this. The plot size of 0.65 acres would support a much larger development.

The site has had planning permission and a cottage on it in the past and the Village Council has expressed a strong interest in developing Rural Exception Sites. The plot was granted planning permission for a dwelling in 1926. The building is no longer there, and the planning permission cannot be restored, but it does mean that the site is brownfield rather than greenfield and obtaining planning permission for a new development will be much easier.
The Site
The plot is approximately 0.65 acres and is at the end of a quiet road next to open countryside. It has independent road access. The road and the plot are overgrown and will need to be cleared. We have allowed for this in our appraisal.
The Area
Tatsfield is 15.5 miles from Central London and less than 2 miles from the M25.

Shops and the local village pub are all within easy walking distance. The village has a sports centre, tennis courts and many sports clubs including, cricket, hockey, football, rugby and swimming. Notable attractions include Shearwater Lake, popular for sailing and Small Brook Meadows Nature Reserve. Longleat and Centre Parcs are also here.
Planning
Although Tatsfield is within the greenbelt, the site is in the centre of a built-up area and development would represent infill.

The parish council has indicated that low-cost houses for locals are in particularly short supply and has expressed strong interest in developing Rural Exception Sites.

Planning permission has been granted for the other plots along this road, including two recent developments.
Services
We are advised that all mains services are available locally. There is a power line which runs along the road and a water supply which goes as far as the adjacent property. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
