Summary
A detailed planning consent has been granted for a detached 4-bedroom house of high quality contemporary building design in a desirable village location 8 miles between both Bristol and Bath. The plans show a house facing its own private south and west facing gardens and having a gross internal area of some 131sq.m, to allow for a kitchen/living/utility and dining area on the ground floor as well as an outdoor terrace, whilst upstairs there are four bedrooms, one en-suite and a family bathroom. The house also has private parking for two cars and its own existing vehicle access. The location is quiet and private and the new house will sit with other detached houses in this cul-de-sac location. There is a bike path out of the cul-de-sac at the top of the turning head.
The Site
The plot is mainly level but steps down at the centre, it is clear except for a small lock-up garage that will need to be removed and there are some small trees on the plot. The site has reports from Wessex Water, The Dept. of the Environment, Archaeology, Highways and a Topographic Survey. A coal authority letter advises that there is no need for them to be consulted on this site. The plot extends to approximately 0.036ha (365sq.m)
The Area
The village is situated between the Cities of Bristol and Bath, being 8 miles from either one. The area is mainly residential and has many amenities including 3 primary schools and a secondary school with newly acquired Academy Status, local pubs, a High Street for local shops and countryside walks. The village is also now connected to a 4G signal. The village lies within the Civil Parish of Bitton and is in the Parliamentary seat of Kingswood. The village is close to both major Cities of Bristol and Bath with all their amenities and is also within easy driving distance of the Cities.
Services
The site has access to all main services including gas. Wessex Water advise that a public sewer is shown on their record plans. We are advised by the owner that this crosses the North West corner of the site and is 3.2 metres from the North West corner of the house. We would advise potential purchasers to make their own enquires to clarify services prior to purchase
Viewing
The site can be viewed on an open viewing basis. Access onto the site is from the road between nos. 7 and 8 Cherry Wood. The site is behind a metal fence at present which can be easily moved to allow access onto the plot. Please replace this to its original position once leaving the plot. Please note that this sale does not relate to the owners of any nearby properties and we would ask visitors to the plot to please respect their privacy.
