Summary
A detailed planning consent has been granted for a detached one bedroom house in a desirable village location close to the City of Wells. The new house will have amenity space and two on- site parking spaces. The plans indicate a living room, kitchen and WC on the ground floor and one bedroom and en-suite shower room on the second floor. The second floor is built into the roof space and the gross external area of the new house is approximately 830sq.ft. The Site
The plot is approximately 165sq.m or 1780sq.ft and is level in a quiet and elevated position away from the main road on a residential side street. A timber constructed garage will need to be removed as well as some rubble and general building waste. The existing side walls will need to be removed to be replaced with a 1.8m high fence. The existing front wall needs to be cut back to improve visibility. The existing boundary wall will be retained. A Topographic Survey and Heritage Statement have been completed.
The Area
The village is approximately 4 miles from the City of Wells and Shepton Mallet is also within easy driving distance. The village has a primary school, rated as Good by Ofsted, two pubs, village hall, post office and an exceptional village store, winner of the ‘Best South-West village shop.’ Notable buildings include the 15th century church and the 15th century Grade 11 Listed manor house. Secondary education is offered at the Blue School in Wells, again rated as Good by Ofsted, and independent education is available at Wells Cathedral School. To the north-east is the Iron Age Hill Fort Maebury Castle. Wells is the smallest City in England and the splendid Cathedral dates back to the 13th century. Wells has a weekly market and has many fine shops and restaurants as well as a Waitrose supermarket.
