    Tenure: Freehold
    Summary
A detailed planning consent has been granted for a large detached house of approximately 2045sq.ft g.i.a. set in mature gardens of between a quarter and a fifth of an acre in a prime residential area. The house is traditional in style, with a garage, utility room, hallway, kitchen, living room, family room and study on the ground floor. The first floor consists of a landing, home office, or 4th bedroom, three further bedrooms, en-suite and a family bathroom. The house will have facing brick walls, plain concrete tiles, a timber front door and folding doors in the lounge. The house may be best suited to a self-builder, who should be exempt from any CIL charge, please check with the Local Authority.
    The Site
The plot is approximately 910m2 which is between a quarter and a fifth of an acre, laid to lawn with mature indigenous trees set some distance from the house and well-established hedging. The plot will provide for further on-site parking in addition to the garage and a turning area. The plot will have its own access and a section of hedging will need to be removed to allow for this. The decision notice requires a scheme of landscaping and an Arboricultural method statement, whilst a large mature beech tree can remain; a sweet chestnut tree is in poor condition and may need removing. A 150mm diameter sewer pipe crossing the site will need to be diverted.
    The Area
Earley is a small town, some 3 miles south-east of Reading and 4 miles north-west of Wokingham, with a population of around 32,000 people. The B.B.C. reported in 2014 that the town is one of the five most-desirable post-code locations in England. It has a railway station on the Reading to London Waterloo line and is just north of the M4 connecting the south-west to London. There are very regular bus services to Reading and Wokingham. Local primary schools include Aldryngton and Earley St. Peters, rated as Outstanding and Good respectively by Ofsted. Secondary education is available at Maiden Erlegh School, rated as Good by Ofsted and independent education is offered at UTC Reading amongst others. The University of Reading is also nearby. The local economy is well served at Thames Valley Business Park whose offices include those of Microsoft, Oracle, Regus and David Lloyd amongst other leading companies.
    Services
The site has access to all main services including gas. We would advise interested parties to make their own enquiries with regard to services prior to exchange of contracts.
