Should You Build the Site Yourself or Sell to a Developer?

Many landowners initially intend to build a site out themselves after obtaining planning permission. However, once they begin to consider build costs, finance, project management and timescales, some decide that selling the land to a developer may be the more practical option.

Building a development yourself can potentially generate a greater return, but it also involves significantly more risk and commitment. Construction projects can be time-consuming and unexpected costs are not uncommon.

In some cases, much of the value has already been created through the planning process itself. A landowner may therefore decide that realising the uplift in land value without taking on construction risk represents the best balance.
