An outline planning consent has been granted for a detached two bedroom bungalow in a private residential area within the Forest of Avon designation. We have assumed a 900sq.ft bungalow for the purposes of our appraisal and the plot also allows for both front and rear gardens, two parking spaces and a turning area. The outline planning consent indicates a two bedroom bungalow but the plot could perhaps support a three bedroom bungalow subject to a detailed planning consent.


The Site
The site is level and clear and is approximately 5100sq.ft. There is a single track access lane leading in from the road and also used by other properties. A copper beech tree overhangs the site from a neighbouring garden but there is no TPO on this. The plans indicate the demolition of the existing 1.2m wall.

The Area
Peasedown St John is one of the largest villages in Somerset with a population of some 6300 people. It sits in an elevated location 4 miles south-west of Bath and 12 miles south-east of Bristol. The village has extensive amenities including doctors, dentist, vet, 2 super-markets, 3 pubs, a butcher, baker, café and newsagents. There is a local primary school and 3 play areas for children within the village. The nearest secondary school is Writhlington with numerous school coaches running from the village. Peasedown is now largely a commuter village to Bath and, to a lesser extent, Bristol. Bath is one of England’s finest cities with two leading Universities, a rich cultural history, stunning architecture and an excellent shopping centre with many varied and independent shops. The City Centre is also home to the Theatre Royal Bath and the world famous Roman Baths. The Jane Austen Centre is another tourist attraction and the City enjoys an all year round thriving tourist industry. The 57 acre Royal Victoria Park is just one of several parks in the City.
